AN EVESHAM town centre shop in need of 'a complete refurbishment' is going on sale in an online auction.
56 Port Street, a three-storey property is being auctioned on Thursday (July 11) by Bond Wolfe in partnership with Kroll Real Estate.
The property has an 'attractive' guide price of £95,000 to attract some competitive bidding according to Bond Wolfe.
Gurpreet Bassi, chief executive of Bond Wolfe, said: "This is a mid-terraced building of traditional construction beneath a pitched roof with space that totals approximately 2,482 sq ft.
“There is a ground floor retail unit with extra space at the rear and an internal staircase leading to the first floor, with a large living room, double bedroom, kitchen/diner and shower room with toilet.
“The second floor provides three further rooms previously used as storage and there is parking for one or two cars at the rear.
“The property is in need of complete refurbishment and may lend itself to alternative uses, subject to planning permission.
“One of the plus points is that Port Street forms part of the B4035 running east from Bridge Street and the town centre and is one of the main pedestrian and car routes into the town centre.
“Number 56 lies on the south side of the street between its junctions with Burford Road and Shor Street, an established trading location with nearby occupiers including Ladbrokes and numerous independent traders.”
The property has had a 'change of use' approved and could be suitable for redevelopment, subject to further planning permission according to Bond Wolfe.
Mr Bassi continued: "Wychavon District Council had granted a Certificate of Lawful Use for a proposed conversion of the first-floor residential property from a dwelling house to a house of multiple occupation (HMO) in October 2023.
“All interested parties should make their own enquiries with the council’s planning department at to satisfy themselves as to the suitability of any use they may propose.”
56 Port Street is among 194 properties that are appearing in Bond Wolfe’s next auction, which will start at 8.30am on Thursday 11 July.
